If school districts are guiding your home search, this breakdown is for you. I pulled the median sale price for single family homes that were on the market and sold between June 15 and September 15, 2026, across 26 central, east side, and west side school districts. The spread is wide. North College Hill came in at $189,900, Indian Hill topped the list at $1,375,000, and the middle of the pack lands in the high $300s to low $400s.

All five of the top ranked Ohio districts carry an A+ grade from Niche, and every one of them had a median sale price above $600,000 this summer. If a top rated district is on your list but that price point is a stretch, Forest Hills, Kings, Loveland, and Madeira all earned an A and came in lower, between $446,500 and $580,000.

Market analysis

What stood out this round

Ten of the 26 districts had a median under $300,000, including Norwood, Cincinnati Public, and Oak Hills, which is encouraging news if you have been feeling priced out. On the west side, Wyoming sits in a price tier all its own at $612,500, much closer to Mason and Mariemont than to its neighbors, while Three Rivers and Southwest round out the upper end of that side of town. Keep in mind that a median is a starting point, not the whole story. Every district, and every neighborhood within it, is different, and price point, home style, updates, taxes, and location all shape what you will actually spend. Higher priced districts with fewer sales can also shift more from one update to the next.

A timing tip for buyers

If your timeline is flexible, consider buying between November and February. During those months you will typically be working with a more motivated seller, which often means more room to negotiate and a better price for you. I also pulled condo numbers for these same districts, so if a condo is more your speed, I am happy to share them.
